Specialty Projects
Beyond custom homes, we excel in specialty construction projects that require a unique touch. Whether it’s a backyard suite, a new business venture, or a unique architectural build, our team brings creativity, precision, and expertise to every project. We always start with understanding the goal for the project – what our client is looking to build, who will be using the space, how they will be using the space, & what their aspirations are. We will have an initial meeting or discovery call to discuss wishes and the initial project vision.
It is important that we verify city zoning by-laws, policies, site plans, protective covenants/design guidelines, and provincial regulations to ensure the build is achievable. Next, we will walk the lot. If a survey of the land is available, we will review it, along with the site, grading, and any physical constraints of the property.
With this knowledge, we are able to sign professional services agreements, develop/finalize plans & specs, quote the project/finalize cost summary & create a build timeline/construction schedule. The client can now initiate construction financing.
At this stage, we will sign a real estate Agreement of Purchase and Sale, the client will secure a construction loan or financing, building plans will be submitted, a permit/approval will be obtained, design selections and finishes will be finalized, and the build site and grading will be reviewed.
Our Designer will set a meeting with you to begin the selection process. The number of meetings will vary depending on the size and style of the home. The designer will help you feel confident about making selections for your build and help keep us on track with our closing date timeline.
Construction begins! Our goal is to eliminate uncertainty and ensure clients know every step in the process. We make ourselves available throughout construction for walk-throughs of your build so that you can monitor the progress safely with us. We can help answer any questions you may have as the build comes to life. We will review and discuss electrical, hardscape, and landscaping plans and complete final change orders. Two to four weeks prior to closing, you will receive a final amendment to reflect work charge orders for final confirmation.
We will obtain the final occupancy permit and complete the final inspection. A pre-close final walk-through and home orientation are scheduled at 9:00 a.m. the day before your close date. You will receive a closing binder containing your warranty and all other important information about your home.
When closing day arrives, you will close on the home, get the keys and move in!
